In recent years, governments have succeeded to attract investment by non-residents in Mauritius, whether companies or services ICT sector. In 2003, a major reform of the law of the land was passed allowing non-residents to acquire a property in Mauritius. How much does it cost?

Under the RES, a purchaser may obtain a resident of Mauritius for any purchase of a minimum of 500,000 dollars (Rs 14,957,950). He can buy a principal residence or otherwise make a rental investment. Developers offer all the facilities required in terms of management and rental villas, and through special partnerships with large and recurrent networks.

The buyer was attracted by the quality of architecture, luxury services, the refinement of the decoration and all associated services. In Grand Bay, the villas are available in several types and all have a private pool. Built on private plots, they maintain strict privacy. Regarding services, the purchaser is entitled to upscale. The maintenance of the villa is provided annually.

Those looking for a lifestyle based on usability, well-being and emotions can go to the north-east coast of the island, where developers develop a maritime village. The future owner can enjoy a sensational landscapes emblematic of concentrated Mauritius: large boating lagoon, cane fields, plantations and mangrove forest. It may evolve into a vibrant community and integrated with its restaurants, shops and other activities open throughout the year.

Meanwhile, developers develop bilingual educational structure (primary and secondary) quality. At the coast, the concept of housing on the coast is innovative architects opted for an alloy of contemporary architecture in typical Mauritian style with local materials that blend in perfectly with this simple and natural environment. The habitat is composed of duplex residences, apartments and penthouses organized around common areas with swimming pool, gardens and secure parking.

Beach villas and garden villas

In some places you can acquire waterfront residences, as in areas located in a natural environment and secure a provision of caretaking. A full range of services: cleaning, rental, maintenance is proposed. Residences may be beach villas with a capacity of 4 bedrooms over an area of  266 m2, with 40 m2 pool and large decks or garden villas 3 bedrooms (one upstairs), with sea view over an area of  180 m2 and a pool of 28 m2 and a large deck.

Other promoters offer for sale unique villas of 2 and 4 bedrooms in the hollow of an oasis plant and oriented so to enjoy a sunny climate. Decks and private pool villas decorate these. At Albion, one of the last buildable privileged sites of Mauritius so far, developers have found other tricks to attract luxury customers. Not only do they offer villas (2 and 4 bedrooms) oriented toward the sunset and enjoy a breathtaking view of the sea, but in addition, the purchaser of a 2 bedroom villa has up to three months free access to the entire infrastructure of the village adjoining a 5 star hotel. The buyer benefits and restoration, bar while participating in sports and other leisure activities.

Thanks to a management contract with the hotel in question. The purchaser of a 4 bedroom villa, which enjoys the status of resident and Mauritius, has the flexibility to stay according to his desires throughout the year. Packages also enable it to enjoy all the hotel amenities village (restaurant, spa, water sports, a la carte services ...) The villas are offered for sale fully furnished and decorated. Each has a large private garden and a swimming pool. 26 of these villas have already found buyers.

Good to know

In 2003, the Mauritian government has established regulatory frameworks Integrated Resort Scheme and Real Estate Scheme which entitle non-residents to acquire freehold and safely, the real property only real estate programs approved by the Board of Investment. In the case of an investment, structuring, legal, tax and financial statement must be optimized with regard to financial and asset situation specific to each investor. In this context, some local developers retain the services of foreign professionals and Mauritian reliable and experienced to advise the prospective purchaser in all its endeavors.
